  • Appearance is everything!

The emotional appeal required to stir the spirit of the buyers is unlikely to be generated by a poorly presented property. Ensure that your garden is well kept. Remove weeds, top garden beds up with bark or mulch, and trim overgrown branches.

Your entrance is the first part of the home buyers will see. Ensure it is clean, well maintained, inviting and attractive. The use if plant is most helpful.

Keep your property clean, free of animal odours, cigarette smoke and remove all unnecessary items to avoid a cluttered look. Allow the buyers to get a feeling of space with by creating wall space between items of furniture. If possible have your carpets and windows professionally cleaned.

For inspections, make sure you have your blinds and windows open to allow daylight to shine through. Home with lots of natural light are most appealing.

Repair any visibly obvious faults eg. Cracked windows, chipped paint etc.

  • Appeal to the sense of smell!

Fresh flowers add colour and provide fragrance for potential buyers. Fresh coffee brewing if time permits creates a pleasant aroma throughout the whole house. Air fresheners are ideal in bathrooms.

  • The right mood to buy!

If it is winter time, warm the house and if you have a fire light it up! If it is summer time, keep the home cool by using air-conditioners and fans. You want your buyer to appreciate the property, not be concerned with their comfort.

  3. Obtaining a building and pest inspection report can allow you to have necessary repair work done prior to sale. A clear report is a selling feature.
  4. Ensure a certificate of compliance is obtained from the local council if you have under taken building works.
  5. Make a note of all inclusions, which includes everything to be sold for the sale price. Standard items include light fittings, floor coverings, curtains and blinds. Make a note of any of these or other fixtures you want excluded from the contract.
