Making an offer on a property can be daunting if you’re not prepared with the’ know how’. We have put together these tips, and feel certain you will find them useful when searching for your ideal property.

  • Preparing a budget : before looking at homes, always make  time to research your finances so you know exactly what is within your budget, so when the suitable property comes up, you are ready to act.
  • Decide what you are looking for: Research preferred suburbs and look through as many homes as possible, so you are aware of ‘value for money’.
  • Searching: When searching on the internet, include properties $50,000 above your budget in your search. There are properties that are over-priced, with sellers open to offers from genuine buyers.

Be observant to the physical conditions of properties to gauge future maintenance expenditure that you may encounter or may be flagged as issues in a building report.

  • Reports: Upon finding the property and you are ready to make an offer, ensure your offer is subject to building and pest inspections and seek advice from a solicitor/conveyancer.
  • Investment Property: If the property you have found is a rental property, be sure to find out exactly what the conditions and term of the tenants lease agreement are.
  • First Time: First home buyers, take experienced people along to the inspections, for example your parents who have experience in property ownership and can offer advice and can often see potential issues that younger people may not notice.
